When new developments plan for master metering of utilities with sub meter systems installed, the benefits deliver an edge over the competition, including:

- Lower Utility Rates - With sub meter systems installed to bill tenants, management can generally count on bulk utility rates, which can be substantially lower than residential rates in direct, utility metered applications. This can mean lower rates for energy passed on to tenants, providing a marketing advantage to attract new residents.
- Common Area Costs - If an owner submeters, they can submeter common area loads and pass some of those costs on as well. This is not easy to do when owners direct meter with the utility. The benefit is high overall electric cost recapture.
- Aesthetics - Submetering systems eliminate large meter banks typically required by the utility, which can be an eyesore. In vertical properties, it can free up space that could then be used for other common purposes, such as storage, or rented.
